Stephen Encinas

Stephen Encinas is a managing director in the Valuation practice and leads cost segregation services. Stephen has 24 years of experience providing tax and financial reporting services to a variety of industry sectors.

His specific areas of expertise include Modified Accelerated Cost Recovery System (MACRS) cost segregation studies, qualified improvement property, bonus depreciation, tangible property regulations, insurable value studies, construction project accounting, and purchase price allocation studies.

Working closely with professionals in tax, Stephen has completed studies in support of real property trade or business election, expense and repairs, catch-up depreciation and change in accounting method filings, tax-deferred like-kind exchange transactions, qualified lessee construction allowances, excise tax credits, statistical and judgmental sampling analyses, and historic rehabilitation tax credits.

Stephen works with a variety of clients in several industry sectors, including private wealth, hospitality, gaming, sports, entertainment, recreation, retail, restaurant, manufacturing, high-tech, life sciences, commercial and residential rental real estate, telecommunications, and finance and banking.

Prior to joining Andersen, Stephen led the West Region Cost Segregation practice at Deloitte.

Before joining Deloitte, Stephen worked in the construction industry for several national general contractors. He has direct construction experience in specialized interiors and equipment, office and retail tenant improvements, public works and earthquake retrofit projects, sports arenas, hotels, hospital and bio-medical facilities, educational facilities, and commercial, residential, and reinforced concrete structures.

Stephen has a General Contractor License, Class B, issued by the State of California.
